You don’t have to be ready to build to work with us. Each of these is a paid, low-commitment way to plan, price, and pressure-test a project, and the fee is credited toward pre-construction if you move forward.

Pre-Construction Planning

Most homebuilding problems are planning problems that surfaced late. Pre-construction is where we prevent them.

Before construction begins, we coordinate design, establish real budgets with real allowances, align scope, and build a construction roadmap. Decisions get made deliberately and in the right order. The goal isn’t speed, it’s certainty.

This is also where you learn exactly what your home will cost, in writing, before you commit to building. A free estimate is a square foot average with your name on it. This is the alternative: a paid, professional planning phase that produces a number you can trust.

Land Consultations

Buy your land with your eyes open: buildability, utilities, access, setbacks, and what it really costs to build there.

The most expensive mistakes in homebuilding happen before ground breaks. They happen at closing, when someone buys land that costs far more to build on than they expected.

Before you commit, walk the property with us. We look at what the listing doesn’t tell you: slope and soil, rock, access and driveway reality, utility availability, septic feasibility, setbacks, and what all of it means for your actual cost to build. Mountainside and view lots are our specialty, the harder the site, the more this visit is worth.

You leave with a clear read on whether the land fits the home you’re picturing, and what it will realistically take to build there.

Budget Review

A second set of experienced eyes on your construction budget or a builder’s bid, before you sign anything.

A construction budget can look complete and still be missing the numbers that hurt most. Allowances set too low to survive real selections. Site work that’s a placeholder instead of a price. Exclusions buried in the fine print that become change orders later.

Bring us your budget, or a bid you’ve received, and we’ll walk through it line by line. We’ll tell you where the numbers look right, where they look thin, and where we’d ask hard questions before signing anything.
